Well, this week rates have dropped significantly from the months before. If you have been on the fence about refinancing or purchasing now may be the time. Call me for a quote.

Holy effin bat crap!

Just throwing some props out to Dale "the dude 44" for my fancy new loan. We closed this morning and dropped our rate by 1.375% which nets a savings of more than $600 per month.

No points, no discount, no bullshiznit.

My loan was more difficult than most because I'm self employed, it's large "ag" acreage, and we were very close on Loan to Value numbers - plus I have a second leinholder who was a pain in the ass. But the dude stuck with me, we knocked some heads together - and now my household is financially ready for whatever the new world econony has to throw at us.

I've bought, sold and re-fi'd mortgages at least a dozen times - and this was by far the best deal I've ever gotten, and Dale really went the extra mile to make sure we didn't lose our lock on our insanely low interest rate.

Thanks Dale! I'm already recommending you to everyone I know...

sniff....sniff...... Yeah it's a great time to refi if you don't live near a bunch of foreclosures or quick sales, that devalue your house down to nothing.

I tried about found that one or two shitty sales that happened in my neighborhood are causing the value of my house to be about $30k less than what it should.

I thought that too since the house next door sold for 40K less than I paid for mine and I have 3-4 forclosures on my street. But Dale's appraiser came out and appraised MY house for the upgrades MY house had, etc. Though its still less than what I paid for it in today's market it was quite a bit higher than I expected.

Yah, sheesh Sexy Ben - don't be such a quitter! :lol: Half of the homes in my neighborhood have foreclosed in the last 2 year - and exactly ZERO have sold in a traditional manner during that same time. I had to bring some cash to closing (to buy the loan down to "conventional loan limits") to make it all work, but the savings made it well worth it.

Give the dude a call - it costs nuthin....

so I was sitting here pondering what might happen if Suzanne is included in the next round of layoff's at her company. Her chance of layoff is higher now than ever...

All I can say is THANK YOU DALE for re-doing our loans and saving us OVER $1000 per month!

For us it's the difference between keeping our home or not if Suzanne loses her job.

If you guys haven't already looked at refinancing or consolidating your debt, you really should.

Hey Munch. The conforming 30 year fixed is at 5% today for normal people and 4.95 for the MRA with no points.

Are there any states you can lend in where you aren't required to pay the loan back? If so, let's do my next loan THERE, and make it MUCH MUCH bigger! :lol:

I just refied with Dale and couldn't be happier!

We lowered my rate from 5.3% to 4.5% with ZERO down and no out of pocket cost :)

I'm also saving about $110 per month on my mortgage.

HELL YEAH!!!!!!!!!!!!!!!!!

Working on my THIRD deal with "The Dude 44" as we speak. He's brought me steadily down from 6.5... currently at 4 7/8 and hoping for 4 1/2 or lower this time around.

Total now being saved PER MONTH (between my first and second mortgage) since we began this little project two years ago is just over $1000.00! Yes, per month.

That's the shiznit right there!
