Need some help

I recently moved & my old landlord is claiming that a few things are not right...
1.) Garage Door... She says we broke the sensors however it seems to me thihs is a motor issue... I need a company to come out to do a Cheap/FREE estimate to tell me what is wrong with it & it needs to be in writing.... Know anyone??

2.) SOD in back yard... She claims that they put new SOD in last June/July & that I killed it & now there is nothng but weeds.... I need a comany to come out & look @ the yard tonsee if they can tell when grass was last there... I need that in writing too...

This will be going to court so I would like to have all my ducks in a row!
